Supporting high quality sustainable growth in England

Lancaster Moor, Lancaster

Lancaster Moor hospital is part of English Partnerships’ Hospital Sites Programme.  The 16 ha site is situated on the edge of a built-up area and lies approximately 1.5 miles from the centre of Lancaster. The main access to this site is from Quernmore Road, which is the main arterial route from the town centre.

The Grade II listed main building which was opened in 1883 occupies a prominent position from the M6 motorway, from which it is clearly visible.

This main building, which has been empty since 2000, comprises a number of wards and a large central hall.  Further additions were built onto this main block in the twentieth century and various outbuildings surrounded by grassed fields and ornamental gardens are situated within the grounds.

Outside the main building cluster there is a collection of more modern single and two-storey buildings towards the northern end of the site, and a cricket pitch with pavilion building.

The transformation of the site will result in an increase in the availability of good quality homes in the area while preserving the Grade II Listed Annexe building and bringing it back into use.

Planning application

In October 2007, Lancaster City Council approved an outline planning application and listed building consent to build up to 440 new homes. Under the plans, the Grade II listed Annexe building will be converted into apartments and townhouses. Dilapidated outbuildings that currently detract from views of the Annexe will be demolished.

The adjoining land will be made available for a mix of high quality new homes.  These will be built to high environmental and design standards and located within an existing mature landscape setting.

The search for a developer partner is currently underway.
